Strata Manager vs Building Manager

The strata manager looks after the administration side of managing the strata plans. They work at the direction of the owner’s corporation and their role is a combination of being an accountant, administrator and lawyer. They manage the trust funds of the owners, issue levy notices, coordinate meetings, arrange insurance, prepare budgets, hold the position of Chairman, Secretary, and Treasurer (if the Committee wishes), pay contractors, ensure the owners are complying with the Act and many more.

Building managers look after the maintenance of common property. They organise, control and coordinate the strategic and operational management of buildings and facilities. They deal with various contractors and suppliers in carrying out maintenance and upgrades and providing services. The role typically includes management of assets, issuing work orders, organising repair and maintenance, site inspections, registering and issuing keys and swipes, records keeping, and managing the adherence of the occupants to the registered by-laws.
